Ten-year eases to 5.12 as signed contracts on homes drop 7.3 percent
The whole dip sat in the inflation-protected yield, while home contract signings sank and a $13 billion 20-year bond sale closes Wednesday.
What changed since chapter fourteen
The ten-year Treasury yield was 5.12 percent on Tuesday 20 October, from 5.15 on Monday 19 October, the Treasury's daily table shows. [1]
The two-year was 4.79 percent, from 4.77; the twenty-year 5.47, from 5.53; the thirty-year 5.42, from 5.48; the inflation-protected ten-year 2.77, from 2.80. By the desk's arithmetic, the gap between the two ten-year yields, a rough gauge of expected inflation, held at 2.35 points, so the three basis points of the dip were all in the real yield. The gap between the two-year and the ten-year narrowed to 0.33 points from 0.38, also the desk's arithmetic. [1, 2]
TheStreet Pro reported that long-term yields eased as oil fell back, and that real estate, utilities and financials were among the four stock sectors that led. Oil rose early on reports about the Strait of Hormuz, then fell back on unconfirmed Israeli media reports of a US and Iran compromise proposal, it wrote. Bloomberg reported that talks continue but a deal is not as close as those reports suggested, according to the same account. [16]
The record
The Treasury sold $95 billion of six-week bills on Tuesday at a high rate of 3.975 percent, an investment rate of 4.049, with bids worth 2.74 times the amount on offer. The Fed's target range for its policy rate has stood at 3.75 to 4 percent since it was raised on Wednesday 16 September. [3, 9]
Pending home sales, contracts signed on existing homes, were 7.3 percent lower in September than in August and 11.3 percent lower than a year earlier, the National Association of Realtors said on Tuesday. They declined in all four regions. 'Market conditions weakened in September due to fast-rising mortgage rates,' said its chief economist, Lawrence Yun. [10]
TheStreet Pro reported that the index reached 66.0, a record low in data back to 2001. The Census Bureau's report of the same morning put single-family building permits in September at an annual rate of 845,000, 4.0 percent below the revised August figure of 880,000. [17, 11]
Mortgage News Daily's index of the top-tier 30-year fixed rate was 7.40 percent on Tuesday, from 7.43 on Monday, Matthew Graham wrote. Freddie Mac's weekly survey put the 30-year rate at 7.40 percent as of Thursday 15 October, unchanged on the week and against 6.27 a year earlier. [18, 12]
Who it reaches
PulteGroup (PHM) is adjacent: its June quarterly report says demand stayed challenging 'as the result of elevated mortgage interest rates', and its incentives include 'mortgage interest rate buydowns'. Its home sale gross margin was 25.0 percent in the second quarter, against 27.0 a year earlier, the report says. [13]
Rocket Companies (RKT) is adjacent: its June quarterly report says elevated mortgage rates and continued affordability challenges 'weighed on purchase and refinance activity and resulted in a muted spring homebuying season'. [14]
Compass (COMP), a residential brokerage, is adjacent: its June quarterly report says the industry can be impacted by 'changes in interest rates or mortgage lending standards'. Its revenue growth tends to decrease when the industry performs poorly, the report says. A pending sale usually closes within one or two months of signing, the Realtors' release notes. [15, 10]
Where the sources disagree
The Treasury's table puts the ten-year's dip at three basis points and the two-year's gain at two, by the desk's arithmetic. TheStreet Pro reported a two-point dip to 5.12 percent and a three-point gain to 4.79 for the cash session. Yahoo Finance wrote at Tuesday's open that investors weighed earnings against 'pressure from higher government bond yields', with the ten-year near 5.10 percent. [1, 16, 19]
The sources differ on the cause: TheStreet Pro tied the easing of long-term yields to the retreat in oil. Graham wrote that the lower rates since Wednesday 14 October came mainly from concerns about deleveraging in the AI sector. He cautioned that the link to oil has been 'highly unreliable for more than a month'. [16, 18]
What settles it next
The Treasury reopens a 20-year bond for $13 billion on Wednesday 21 October, with bids closing at 1:00 p.m. Eastern, after this piece is published. Five-year inflation-protected notes, $26 billion, follow on Thursday 22 October. Two-year, five-year and seven-year notes and a two-year floating-rate note are auctioned from Monday 26 to Thursday 29 October, TreasuryDirect's schedule shows. [5, 6, 4]
Freddie Mac publishes its next survey at noon Eastern on Thursday 22 October. The Fed's calendar lists no official's speech after Thursday 15 October, and its policy keeps officials silent on monetary policy until the end of the day after a meeting. The committee decides at 2 p.m. on Wednesday 28 October, with the chairman's press conference at 2:30 p.m. [12, 7, 8]
